50 Lexington is a co-op, and as such, buying or renting apartments is done directly with the owners or their designated real estate broker. The Managing Agent (currently Matthew Adam Properties, phone number 212-699-8900), handles the application/purchasing aspect, but is not involved in the listings or negotiations.

At the time this is written, a 20% downpayment is required for purchasing an apartment in the building. A prospective buyer doesn't need to meet with the Board of Directors, and the basic requirements are quite straightforward.

Unlike many other co-ops in New York City, there are very few restrictions on renting or subletting an apartment in the building; a fact that makes this a very lucrative building for those interested in investing in real estate in Manhattan, but not living in the city.

To find out whether there are any apartments for sale or rent in the building, searching on-line or contacting a real estate broker would be the best option. Calling the Managing Agent or approaching the doorman might also provide information on availability.
